Subang Jaya’s Top Transacted Residential Areas in 2021


KUALA LUMPUR: The city of Subang Jaya has grown from strength to strength since its origins as a rubber plantation in the mid 1970s. The former Subang International Airport – now the Sultan Abdul Aziz Shah Airport – nearby served as Kuala Lumpur‘s main airport from 1965 to 1998 before KLIA was completed.


The launch of the BRT-Sunway line in 2015 saw the township become part of the world’s first elevated all-electric Bus Rapid Transit (BRT) system through the USJ 1 (South Quay) and USJ 7 stations.


Subang Jaya was further boosted by the completion of the Kelana Jaya LRT line extension the following year. This line serves multiple neighbourhoods besides functioning as an interchange to the BRT-Sunway line and the Subang Jaya KTM station.


In October 2020, the township was granted city status and became Selangor‘s third after Shah Alam and Petaling Jaya. The Subang Jaya Municipal Council was now the Subang Jaya City Council (MBSJ).


According to a census in 2015, Subang Jaya is the sixth-most populous city in the country. It is made up of the SS12 to SS19 neighbourhoods, UEP Subang Jaya (fondly known as USJ), Putra Heights township, and Batu Tiga.


The city remains known for its wide number of educational institutions, shopping malls and commercial zones.
As a result, 645 residential transactions were recorded from November 2020 to the end of October last year. Here are the top transacted areas within the period.


1. Putra Heights


Given that Putra Heights is its own residential township within Subang Jaya, it consistently sees the greatest number of transactions. Within this period, it recorded 82 transactions – nearly three times that of the second-most transacted area, USJ 3.


The township is mostly made up of freehold homes but has affordable leasehold developments as well.


Transacted properties consisted of high-end bungalows, semi-detached homes, and terrace houses. Hence, median transacted prices are on the higher end at RM830,000 and RM403 per sq ft (psf).


The Putra Heights LRT station is an interchange station for the Sri Petaling Line and Kelana Jaya Line LRTs. It is the second station after Masjid Jamek to offer a transfer between both rail lines.


2. USJ 3


USJ 3 is one of the largest neighbourhoods in USJ and is divided into four sections. The gated and guarded areas of the neighbourhood offer residents an elevated sense of safety and security.


Neighbourhood parks here include Taman Rekreasi Hutan Bandar MBSJ, while schools in the nearby vicinity include SK Seri Selangor, SMK USJ 12, and SMK USJ 4.


Since the completion of the access ramp to the Federal Highway at Tropicana Metropark, residents have had an alternative route to avoid the rush-hour congestion at Persiaran Tujuan.


Transactions here consisted of freehold terrace houses with a median price of RM685,000 and RM440 psf.


3. USJ 2


Adjacent to Summit USJ and Damen Mall, USJ 2 is a centrally located neighbourhood in UEP Subang Jaya.
Residents enjoy convenient access to the shopping malls via a pedestrian bridge, and can also find Giant USJ and Mydin Hypermarket further down the road.


The neighbourhood hosts the SMK Seafield secondary school and SK USJ primary school. Additionally, residents in neighbouring USJ 6 have SK Seafield and the USJ 7 LRT station within walking distance.


Properties here include freehold bungalows, semi-detached homes, and terrace houses. Median transacted prices were RM665,000 and RM418 psf.


4. SS19


SS19 is a mix of some of the most affordable freehold landed properties in Subang Jaya, as well as the most extravagant bungalows.


Transacted properties within this period ranged from compact 720-sq-ft terrace houses sold at RM90,000 to impressive 8,000-sq-ft bungalows worth RM4.25 million.


Median transacted prices were RM533,000 at a psf price of RM470 across 25 transactions.


Besides a sizeable commercial zone, the neighbourhood has the SK SS19 primary school and SJK (C) Lick Hung vernacular school within its borders. SMK Subang Utama lies just opposite in SS18.



5. USJ 6


The neighbourhood of USJ 6 benefits from unparalleled connectivity with two rail stations – USJ 7 and Taipan LRT – and a BRT station.


Similar to the neighbouring USJ 2, residents will find Summit USJ and Damen Mall a stone’s throw away.


At the other end of its borders, USJ 6 residents can walk to the bustling commercial areas of Taipan (USJ 10) and USJ 9, which host many restaurants, pharmacies, grocers, retail outlets, and offices.


Residents can also make full use of the adjacent MBSJ’s IAAF-certified running track, which is open to the public.
Median transacted prices were RM680,000 (RM532 psf) across 22 transactions, consisting of freehold terrace houses.
